Our Services and Fees

Whether you're buying your first home, looking to downsize, looking for a house in a particular area, ready to invest or anything in between, Drift Buyers Agency will work with you to make the process as easy and stress-free as possible. Our most popular choice, the Premium Service offers the best value for money and provides you with the full property buying experience. We source the properties and negotiate the best price for you. This is the perfect option when you simply don’t have the time or energy to spend your weekends searching for properties, attending home opens and negotiating with sales agents. We also search for off-market listings through door knocking, letterbox drops and via our sales agent network.

 

The Premium Service agreement period is 12 weeks and includes:

  • A briefing with you to understand your property needs

  • Sourcing of properties for shortlisting, including off-market listings

  • Attending home opens and providing virtual tours

  • Property due diligence and a detailed market analysis (included in fees)

  • Negotiating with sales agents and/or vendors and coordinating the Contract for Sale

  • Auction representation (if required)

  • Coordination of building and pest inspections with qualified suppliers (inspection fees billed separately)

  • Coordination of the settlement process – We can refer you to reputable conveyancing services (if required) (conveyancing fees billed separately)

  • Attendance at pre-settlement inspection

FEES

'Commencement Fee' of $1,500 (+GST)* plus 'Buying Fee' (+GST), due on unconditional acceptance of the Contract for Sale (or at settlement by prior written agreement). The Buying Fee is a fixed fee for purchases up to $600,000 or 1.5–2% of the property purchase price above $600,000 (+GST) dependent on buyer profile, eg. first home buyer / owner occupier / investor, and property search complexity.

​*Finance pre-approval must be supplied prior to commencement.

Our Negotiation Only service is for the buyer who has the time to source the properties but doesn't want to engage with selling agents and requires assistance in negotiating the best price and submitting an offer. 

 

Our Negotiation Only service includes:  

  • Property due diligence – We will provide you with a detailed market analysis of your chosen property (included in fees)

  • Negotiate with selling agents and/or vendors and coordinate the Contract of Sale

  • Coordinate building and pest inspections with qualified suppliers (inspection fees billed separately)

  • Negotiation on up to four (4) properties within the agreement period (12 weeks) - Please note: If we are required to attend home opens on your behalf, eg. if you are not based in Perth, our Premium Service would be the best service for you. However, if we do attend home opens on your behalf as part of the Negotiation Only service, these properties will be included in the number of properties considered negotiated on, even if you choose not to submit a formal offer.

 

FEES

'Commencement Fee' $1,500 (+GST)* plus 'Buying Fee' $3,000 (+GST) due on unconditional acceptance of the Contract for Sale

*Finance pre-approval must be supplied prior to commencement.

Purchasing a home at auction can be extremely stressful and selling agents are trained to identify emotionally driven buyers who can push up the purchase price. Let us do the bidding for you. You source the property and we’ll assist you with the due diligence and, if your highest bid is not successful at auction, we will continue to source properties for you.

Auction Representation includes:

  • Attend home opens and provide virtual tours

  • Property due diligence – We will provide you with a detailed market analysis of your chosen property (included in fees)

  • Representation at auction

  • Coordination of Contract for Sale

 

FEES

'Upfront Fee' $1,500 (+GST) for bidding at a single auction* plus 'Buying Fee' $1,500 (+GST) on successful auction outcome and due on unconditional acceptance of Contract for Sale

*Finance pre-approval must be supplied prior to auction. If your best auction bid is unsuccessful, we will honour your upfront fee as a commencement fee for our Premium Service to help you find another property that suits your needs. On unconditional acceptance of a Contract for Sale, the balance of fees as per the Premium Service are payable to Drift Buyers Agency, or at settlement by prior written agreement.
